    Estoppel Certificates & Financing Questionnaires

    For information on how to order an Estoppel Certificate or a Financing Questionnaire, please email the Association Name, Unit Number and the Full Name of the requestor to ATPMI@ATPMI.com (Subject: Estoppels and Questionnaires request) We will reply with the Fee Amounts, time to complete Regular Service or Rush Service, Accepted Payment Methods and Mailing Address.

    8. AppFolio Owner Portal Instructions

    AppFolio Portal Setup and Use

    Here are step-by-step instructions for setting up and using AppFolio’s portal, commonly used by owners, and property managers for management tasks.

    Setting Up Your Owner Portal

    1. Check Your Email for the Invitation

    2. The Aqua Terra Property Manager will send you a portal activation email.

    3. Subject line might read: “Activate Your Owner Portal”.

    4. Click the Activation Link

    5. This will take you to a secure AppFolio page to set up your account.

    6. Create Your Account

    7. Choose a password.

    8. Confirm your email address (used as your username).

    9. Accept the Terms of Service and submit.

    Using the Owner Portal

    1. Log In
    Go to: https://www.appfolio.com → “Log In” → “Owner Portal”

    2. View Financial Statements
    See monthly owner statements, income/expense reports, and year-end tax documents.

    3. Access Shared Documents
    Download property reports, leases, tax forms, and other important documents.

    4. Communicate with Property Manager Use the Messages section to stay in touch or ask questions.

    5. Set Up Direct Deposit
    Update your bank info to receive monthly owner distributions electronically.

    Security Tips

    Always log out after using the portal, especially on shared devices.

    Use a strong, unique password.

    Turn on two-factor authentication if available.
